Extension and internal re-imagining of a 1950’s mid-terrace townhouse.
The current property, while habitable, was not meeting the clients’ expectations in terms of functionality, space and natural light. Furthermore, a solid (fossil) fuel stove was relied upon for the space and water heating.
Our clients had a willingness to propose a challenging brief including construction of a single storey rear extension for a new open-plan Kitchen and Dining area together with Utility and internal alterations to facilitate an accessible Guest WC on the ground floor. Also, removal of a cluster of door openings at the entrance was desired as part of the alterations, all within a tight budget.
In response, we prepared sketch design options for a rear extension, front porch (to address the cluster of doors as well as providing a spacious main entrance) and internal layout adjustments, including the First Floor. Following refinements and liaising with a consulting structural engineer due to the level of alterations, a planning application was submitted for the front porch (as an elevational change) while the rear extension was categorised as planning exempt development.
Following approval, we prepared the Technical Design for Tender / Construction and issued to contractors as a competitive tender. The works also included a complete upgrade to the existing electrical and heating systems and the external fabric through application of wall insulation and new double-glazed windows / doors.
